Policies

  • Cancellation - Once you reserve a unit, we have a no cancellation policy. You must contact us in writing if you need to change or cancel your reservation. If we are able to re-rent your unit, there will be a maximum of a 90% refund. If we are unable to re-rent your unit, no refund will be made.
  • Travel Insurance - We strongly recommmend you obtain travel insurance. We do not refund for personal or natural emergencies.
  • Double Occupancy - is defined as two persons per bed. All our beds are queen sized. Any more will necessitate an additional $30.00 per night per person charge. We do have aero beds available.
  • Non Smoking - We are a no smoking property. There is no smoking inside the buildings, on the porches or on the balconies. There is a smoking area provided away from the buildings.
  • Breakage - in the event of damage to the unit or its contents, we reserve the right to charge you a fee to recover our expenses.
  • Termination of Stay - we reserve the right to ask troublesome guests to leave after giving fair warning of our concerns.
  • Refunds - there are no refunds for late arrivals or early departures - for any reason

FREQUENTLY ASKED QUESTIONS


Q. Is Coconut Coast Villas directly on the ocean?

A. The property is directly on the ocean. It is not a sandy beach but is a pebble beach. We sit right on the edge of Turner Bay that is accessible though the gate from our oceanfront pool deck. Our guests enjoy the privacy of a quiet beach and many take walks along the shore, looking in the many tidal pools and searching for shells.

Q. Do you provide Pick-Up & Drop-Off services?
A. We do not provide pick up and drop off services due to our other duties. Please plan on taking a cab. It is a very short 5 minute cab ride from the ferry dock 
Q. How can I stock my Villa with food, ice and beverages?
A. There are two options. In order of least expensive to most expensive, they are: First there are several grocery stores near by that you can walk or drive to in order to quickly stock up yourself.  Second, you could contact a professional provisioner who can stock up your unit in advance for a fee. Two such providors are: Kati Lady who can be contacted at 340-693-8500 or via the web at WWW.KATILADY.COM or East West Catering at 340-693-9343 or on the web at WWW.EASTWESTCATERING.COM


Q. Do you provide car seats or, cribs?
A. We do not offer these supplies but they can be arranged though our partner Suzy Christy. You can contact her to reserve these types of items and arrange delivery at 340-776-6889 or on the web at WWW.CHRISTYSOFSTJOHN.COM

Q. Can you swim or snorkel off the beach in front of the accommodations?

A. Turner Bay offers great snorkeling but only for an experienced swimmer with booties. Frank Bay, only a two-minute walk from here along a nature trail, also has amazing snorkeling.


Q. How far is the property from a sandy beach?

A. Frank Bay, a five minute walk away, has a wonderful sand and pebble beach that offers snorkeling and one of the island's premium sunset locations. The North shore, only 45 minute hike or a ten-minute drive from the property, is home to over a dozen world famous pristine white sand beaches.


Q. Can you walk to Cruz Bay?

A. Cruz Bay is only a ten to fifteen minute walk from the accommodations. However, if you have not rented a car, we strongly recommend taking a taxi when you first arrive because of your luggage.


Q. Do you provide beach chairs, coolers, and beach towels for your guests?

A. Yes, we do provide beach chairs, coolers, and beach towels for our guest's use.


Q. Are all of your units waterfront and does each have a balcony?

A. Yes, all of our units are waterfront! You can see and hear the Caribbean Sea from all of our accommodations and each has it's own spacious private balcony to soak up the sun drenched view.


Q. Is there parking for the accommodations?

A. Each suite has it's own designated off the street parking spot.

Q. Are there spa services available at your resort?
A. You can arrange to have a massage in your suite or on your balcony. Also a very nice day spa is nearby which offers a wide variety of spa services at reasonable prices. To lean more about the services offered and the rates, please contact them directly at 340-626-2271

Q.How can I rent a car while I am on St. John?
A. There are a number of car rental companies on St. John. We recommend that if you want to rent a car that you do make a reservation in advance. When you book with us, we will send you the list of our recommended car rental companies. It is possible for the car to be delivered to you at our location. Just ask the person who you are renting from if they will provide this option to you.

Q. How can I arrange for boating or other activities in advance?
A. There are a number of options for boating trips and other watersports activities. Please feel free to call us so we can share some recommendations with you. Getting on the water is one of the best things you can do here on St. John. It allows youu to experience the island in a way that cannot be accomplished from land alone. Some popular options include:a romantic sunset sail or a full day four island adventure or a motor boat based picnic or a full day of fishing
or a full or half day sailing adventure. It al depends on what you like. Chances are there is a trip to match your interests.



Helpful Information

 

Arrival - Please call us on our local number (693-9100) from the St Thomas airport after you have collected your luggage.  This is to let us know that you have arrived and when to expect your arrival at the property.


Airline Service - Direct to St Thomas or via San Juan, Puerto Rico, by American, Delta, Continental, Spirit Air or US Airways.  Important: remember to bring proof of citizenship (either passport, birth certificate or valid photo ID) for departing through US Customs.


Taxis to/from Airport - There are plenty of taxis available at the airport and at the ferry terminals.  Taxi fare is approximately $13.00 per person to/from Red Hook (40 minute ride) and $8 to/from Charlotte Amalie (15 minute ride).  They charge an additional per bag fee for luggage.


Ferry to/from STJ - Red Hook, St Thomas to Cruz Bay, St John: the ferry departs on the hour, every hour from 6am to midnight, every day of the week, including holidays.  The cost is $7.00 per person plus $3/per bag (20 minute ride).  The Charlotte Amaile ferry from downtown St Thomas to Cruz Bay leaves at  10am, 1 pm, 5:30 pm.  It costs $14 and is a 40 minute ride.  This ferry does not always run so ask your taxi driver before leaving the airport.


Reservations - Our minimum stay is 3 (three)  nights.  At some times of the year (spring break, carnival, winter holidays) we have a 5 (five) night minimum.  A deposit of 50% of the Grand Total for the rental is required to secure reservations for 3 nights or more.  For less than 3 nights, a separate cleaning feeof $75 per bedroom is charged in addition to the room charge and payment in full is due when booking.


Forms of Payment - We accept Visa, MasterCard, traveler's checks, personal checks or cash for payment.  Checks should be made out to "Coconut Coast Villas Condominium Association".


Confirmations - We will confirm your reservation in writing upon receiving your deposit.


Balance - Your balance must be paid in full 30 days prior to your arrival.  Payment forms accepts are listed above. 


Check In/Out Times - Check in is 3pm and check out is 10am.


Housekeeping Services - The units are cleaned for your arrival and following your departure.  Daily service is not provided.  Additional service can be arranged at a  $75 per bedroom cleaning fee. 


Breakage - In the event of damage to the unit or its contents, we reserve the right to charge you a damage fee to cover our expenses.
